Business Loan Calculator
Payment, interest and the revenue a business needs to service a commercial loan at a chosen coverage ratio. The payment is arithmetic; the coverage is what a lender actually underwrites.
| DSCR | Annual cash flow needed |
|---|---|
| 1× | $95,019 |
| 1.15× | $109,272 |
| 1.25× | $118,774 |
| 1.35× | $128,276 |
| 1.5× | $142,528 |
M = P·i/(1 − (1+i)^−n) · Level amortisation.
CFADS ≥ DSCR × M·12 · The lender’s test.

Worked example
At the default inputs
- Loan amount ($): 500000; Annual rate (%): 8.5; Term (months): 84; Required DSCR (×): 1.25; Cash flow margin (%): 20
- 1

Assumptions & limitations
- Fixed rate for the whole term.
- Coverage is measured on cash flow, not profit.
Frequently asked questions
